COMMERCIAL BUILDING MAINTENANCE

With its constant use and higher levels of daily traffic, your commercial building is subject to greater wear and tear than most buildings. Your electrical system is one of the key aspects requiring regular maintenance, depending on the age of your building, your usage requirements, and the complexity of your system. Routine maintenance can help prevent problems, saving you time and money in potential breakdowns.

With our comprehensive maintenance program, we check a variety of factors, including your lighting, power points, switchboards, safety switches (RCDs), and surge protectors. With DarkSpace as your commercial electrical contractors, your building will continue to function safely, efficiently, and reliably.

SWITCHBOARD UPGRADE AND MAINTENANCE

Your switchboard is a major component in your electrical system, serving as the main distribution point for all your electrics. A breakdown or failure can be catastrophic for your business, leaving you without power and adversely affecting your operations. If you notice any of the issues below, your switchboard may be in need of maintenance or repair:

  • Sparks, buzzing, smoke or odours from your light switches or power points

  • Shocks or surges in your electrical system

  • Lights are brighter or dimmer than usual

  • Circuit breakers (fuses) trip frequently

  • Light bulbs burn out regularly

If you continue to experience any of these issues on an ongoing basis, it could be time to replace your switchboard. Our fully qualified, licensed commercial electrical contractors work across Brisbane and are available at your convenience.

PREVENT SWITCHBOARD FAILURE

As a key component in your electrical system, your switchboard requires regular maintenance to ensure reliable operation and continued safety. With our comprehensive maintenance, we clean your switchboard, inspect your weather seals, repair/replace defective components, and conduct temperature checks to determine operating efficiency. With DarkSpace, your switchboard will continue to provide long-lasting performance, reliability, and safety.

TEST AND TAGGING

Testing and tagging is a legal requirement for most businesses to certify the ongoing safety of portable electrical appliances. All our testing and tagging work is carried out by qualified electricians according to Australian Standard AS/NZS 3760 and the Queensland Electrical Safety Regulation 2013.

Testing requirements in Queensland vary depending on the type of appliance and the purpose for which it is used. For more information about requirements relating to your appliances,  view the Queensland Government’s ELECTRICAL SAFETY LEGISLATION and WorkSafe Queensland’s article on ELECTRICAL TESTING AND TAGGING.

VISUAL INSPECTION

The first step in our testing and tagging process is a visual inspection of your portable appliances. Our technicians inspect each item to ensure there are no loose wires or other obvious electrical defects.

TESTING

If no obvious defects are identified through a visual inspection, our technicians conduct further testing to check the safe operation of your appliances. Using a Portable Appliance Tester (PAT), we perform a variety of tests that help us identify any electrical faults with the appliance.

TAGGING

If your appliance passes testing, we affix a tag certifying it is safe for use. The tag includes information such as the name of the testing officer, the date of the test, and the date of the next test. If your appliance fails testing, a DANGER tag is fitted. This shows the item is unsafe for use and includes information about the reasons why.

Items marked with a DANGER tag are usually quarantined until the problem can be rectified. At DarkSpace, we understand leaving your devices out of service can impact your bottom line. For this reason, wherever possible, our qualified electricians repair your devices immediately to reduce unwanted downtime for your business.

Frequently asked questions

How can I reduce my commercial electrical bills?

Reduce Peak Demand “Peak demand” refers to the time of day where your energy usage is at its highest. For most businesses, this is between normal business hours. You can reduce your demand during the day by taking measures, such as staggering work hours or start times, operating machinery after hours (where possible), and encouraging your employees to conserve energy throughout the day. Switch lights off when not in use One of the simplest ways to reduce your power usage is to encourage people to switch lights off when not in use. If no one is in a room, there is usually no need for a light. Even better, install sensors that automatically switch lights off when people leave the room. Switch to energy-efficient light bulbs With the cost of LED light bulbs having dropped significantly in recent years, now is the time to install this type of energy-efficient lighting throughout your business premises. You might be surprised how much your energy use drops and, more importantly, how your power savings increase. Take advantage of natural sunlight Many of us do not have the good fortune of natural light in our workspace. If you are lucky enough to work in a place with natural light, there’s no better way to begin saving on your energy use. In most cases, natural light is sufficient for people to perform their job, while also providing workers with a sense of well-being. We could all do with a little more Vitamin D in our lives! Shut down computers and other office equipment at the end of the day For many businesses, there is no need to keep computers and other office equipment running after hours. If this is the case for your business, you should encourage your employees to shut down any unnecessary equipment at the end of the day. For even more energy savings, unplug any unused devices before you leave the office. You can always make it a priority to plug-in the office coffee machine first thing in the morning!

What Switchboard Preventative Maintenance can I do?

While we recommend calling a specialist, like DarkSpace, to check your electrical system, here’s a few things you can check if you have the right equipment and a little know-how. If anything doesn’t look right, be sure to get in touch with our team. Visual inspection Have a look over the switchboard for signs of physical damage to fuses, indicators, meters, instruments, and other components. Bolted panels and connections Check that all bolted panels are secure. Check for undue noise or vibration that might loosen bolted connections. Heaters and thermostats Verify the operation of heaters and thermostats, where possible. Moisture Look for evidence of moisture in switchgear and other components. Cables, connections, and wiring Inspect all cables and connections for a tight fit. Inspect control wiring for signs of wear and damage. Check for loose lug crimps and broken wire strands. Check switches Inspect indicating devices, such as mechanical ‘ON/OFF’ indicators and semaphores, to ensure they are operating correctly. Inspect locking devices Check the operation of interlocks and padlocks. Make any adjustments, as required. Check insulation Inspect insulation around conductors. Reinsulate or replace any conductors showing signs of damage. Thermographic survey If possible, conduct a thermographic survey to check temperatures on the switchboard. A higher than normal temperature indicates there could be a serious problem.

Do I need to have my electrical equipment tested and tagged?

For many businesses, testing and tagging is a legal requirement that must be carried out at regular intervals, depending on the type of appliance and its purpose. Testing confirms the safety of your electrical appliances; tagging shows the item has been tested and is verified as safe for use. Testing and tagging is important to ensure the safety of your electrical appliances and demonstrate their suitability for use in a commercial environment. It also helps minimise your risk of fines or imprisonment resulting from a breach of electrical safety laws and regulations. In Queensland, testing and tagging work is carried out according to the Queensland Electrical Safety Act 2002, the Queensland Electrical Safety Regulation 2013, and Australian Standard AS/NZS 3760. The regulations provide that only a person appointed as competent by their employer can test and tag electrical equipment. Serious penalties apply to anyone found breaching the requirements. This is why you need a qualified, licensed, and experienced electrical contractor like DarkSpace for your testing and tagging.
